Overnight & Residential Camps
Traditional sleepaway camps are the heart of what we do. Their value is built over decades — in cabins and dining halls, in waterfronts and fields, and in the traditions that bring campers and staff back year after year.
We are patient owners of these institutions. We invest in facilities and safety, support the people who run them, and take a long view of enrollment, reputation, and reinvestment.
Day Camps
Community and day camps combine strong local demand with repeatable, well-understood operations. Programming quality, safety, and reputation drive durable value.
We look for day-camp operations and properties where careful ownership and steady reinvestment can strengthen the experience and the institution over time.
Waterfront & Land
For many camps, the land and water are the asset — lakefront, woodland, and acreage that would be difficult or impossible to replace. These properties reward an owner who understands both their operations and their stewardship.
We aim to be a careful, durable owner of camp land: maintaining it responsibly, protecting access and setting, and keeping it in service for its intended purpose.
Specialty & Special Situations
Some of the most meaningful opportunities involve specialty and adventure camps, or situations that call for a credible, decisive buyer — a founder’s retirement, a family succession, or a going-concern that needs a stable home.
We diligence quickly and honestly, structure clean transactions, and close on what we agree to. Where others hesitate, a straightforward long-term owner can be exactly what a camp needs.

Situations
Straightforward sales as well as founder retirements, family successions, and going-concern situations that call for a credible, decisive buyer.
Geography
Flexible, with an affinity for the northeastern United States and New England. We will look further afield for the right camp.
Hold horizon
Long. We buy to hold and operate, not to resell. Our timelines are measured in seasons and decades.
Condition
We are comfortable with camps that need investment, repositioning, or simply an attentive owner willing to reinvest over time.
