Our process is simple by design. We move at a considered pace, do careful work, and behave the same way before and after a transaction closes. Here is how we approach a camp, from first conversation to long-term stewardship.

    We develop direct, discreet relationships with camp owners, brokers, lenders, and advisors, and we welcome inbound enquiries of every kind. We consider each camp on its own merits and respond promptly, whether or not it is a fit. Early, confidential conversations are always welcome.

    Evaluate

    We diligence a camp thoroughly and realistically — the land and waterfront, the facilities and their condition, enrollment and retention, staffing, safety and compliance, and the economics of the season. We ask direct questions and share our thinking. If something does not work, we say so early.

    Acquire

    We structure clean, credible transactions and close on the terms we agree to. We are comfortable with successions, family transitions, and time-sensitive situations, and we work to make the path to closing as smooth and certain as possible for everyone involved.

    Operate

    Once we own a camp, we operate it for the long term. We invest in facilities and safety, support the directors and staff already in place, and protect the programming and traditions that families return for. Our goal is a well-run camp that gets better, season after season.

    Steward

    Stewardship is the long tail of ownership. We protect the land, the facilities, and the continuity of a camp, plan responsibly for its future, and hold ourselves to the standard of an owner who intends to be there for the long haul.

Diligence rigor

Most mistakes are made before closing, so we do the work up front — testing enrollment, facilities, safety, and the numbers behind a season. We would rather pass on a camp than talk ourselves into one.

Continuity of operations

A camp is run by people and lives by its season. We plan transitions so directors, staff, and families experience as little disruption as possible, and we treat everyone involved with respect and candor.

Long-term stewardship

We hold for the long term, so our interests are aligned with the health of the camp. We reinvest sensibly, maintain diligently, and make decisions we will still be comfortable with many seasons from now.
